A move-out is the one carpet cleaning with a deadline and a referee. Somebody is going to walk the property with a clipboard, and what they write down decides whether several hundred dollars comes back to you or does not. That changes what the job is for. A routine cleaning is about how the carpet looks to you. This one is about how it looks to somebody being paid to find fault with it.
It also happens to be the easiest cleaning there is, because the house is empty. No sofa to work around, no bed to reach under, no negotiating with a china cabinet. Every square foot gets the same treatment, including the strip along the baseboards and the corners that never get touched in a lived-in home — which, not coincidentally, is exactly where an inspector looks first.
The other side of the same job is moving in. You have signed a lease or closed on a house, and the carpet has a history you know nothing about. Cleaning it before the furniture arrives costs the same as cleaning it in three years and takes a fraction of the effort, and it means the baseline condition of that carpet is one you established rather than one you inherited.
Getting the deposit back

Most of the anxiety around a move-out comes from not knowing where the line is. South Carolina's Residential Landlord and Tenant Act sets out the mechanics, and they are worth knowing before you clean anything.
Under S.C. Code § 27-40-410, the deposit must be returned within 30 days of the latest of three things: termination of the tenancy, delivery of possession, and demand by the tenant. Any deduction must be itemized by the landlord in a written notice to the tenant, together with the amount due. Where a deposit is wrongfully withheld, the statute allows the tenant to recover three times the amount wrongfully withheld plus reasonable attorney's fees.
One provision in that section catches people out, and it is worth reading twice. The tenant must give the landlord a forwarding address in writing. If you do not, and the landlord has no notice of your whereabouts and mails the notice to your last known address, you lose the right to those damages. Hand over a written forwarding address when you hand back the keys, and keep proof that you did.
What can be deducted is damage beyond normal wear and tear, unpaid rent, and obligations the lease specifically creates. What cannot be deducted is ordinary deterioration from living in the property. Carpet worn from normal use is explicitly the landlord's cost, not the tenant's — the landlord owns a depreciating asset and its depreciation is a cost of being a landlord.
Where carpet cleaning specifically sits depends on your lease. A lease that requires professional cleaning at the end of the term creates that obligation, and a receipt discharges it. A lease that is silent leaves the general standard: return the property as you found it, less normal wear. Either way, a professional clean with documentation costs less than almost any deduction, which is why tenants book it even when it is not strictly required.

Carpet depreciates. A landlord is owed the value that was left in it, not the price of a brand new floor.
This is the single most useful thing a tenant can know at a walkthrough, and it is almost never volunteered. Carpet has a service life — commonly five years for builder-grade, seven to eight for mid-grade, ten or more for better quality. When a tenant genuinely damages carpet, the defensible deduction is the remaining value, prorated for the years the carpet already gave, not the full cost of replacing it.

No sofa to clean around and no bed to work under. On an occupied job perhaps a fifth of the floor is never reached; on an empty one, all of it is. This is the single biggest reason a move-out clean looks better than a routine one.
The dark line along the baseboards is filtration soiling — airborne dust pulled through the carpet edge by airflow. It needs a separate tool and it is where an inspector's eye goes first.
Carpet at the end of a tenancy has usually gone longer without cleaning than carpet in a lived-in home. That means longer dwell, more agitation and sometimes a second pass, which is priced in rather than discovered later.
Airflow moves freely through an empty house, so drying is faster and more even. In Aiken humidity that matters: carpet still damp at the inspection reads as a problem even when it is not.

Your move-in photographs are what your move-out inspection will be measured against. Dated wide shots of each room, plus close-ups of every mark that is already there, take fifteen minutes and are worth more than anything else you can do on day one.
If the landlord provides a move-in checklist, fill it in properly and keep a signed copy. If they do not provide one, send your own list by email so there is a dated record the landlord received. A stain nobody recorded on the way in is a stain you own on the way out.
Fresh carpet in a new house is full of construction dust, sanding grit and cut-fiber debris from installation, none of which vacuums out properly. It is also the cheapest time in the carpet's life to apply stain protection, while the fiber is undamaged.
Carpet cleaned with a bonnet pass for the listing photographs looks fine and is not clean. If the previous tenant had pets, ask directly — urine in the pad does not show in a photograph and it will announce itself the first humid week.
Any smell you can detect in an empty house will be worse once the air conditioning is running and the humidity climbs. An empty property is the easiest possible conditions to find and treat the source.
The same empty-house job serves a sale. Carpet is one of the first things a buyer registers walking into a room and one of the cheapest things to put right before photographs are taken. Traffic lanes that read as tired in person read worse in a wide-angle listing photo, where the whole floor is in frame at once.
The order that works for sellers is: clean after staging furniture is placed but before the photographer arrives if the house is staged, or before anything comes in if it is empty. Either way, allow a day for drying so nobody is walking on damp carpet during a showing.
For buyers, the window between closing and the moving truck is the single best opportunity the carpet will ever get. The house is empty, it is yours, and nothing has to be moved. It is also when odor from the previous owner's pets becomes obvious, because the house has been shut up — and it is far easier to deal with then than after your own furniture is on top of it.

Vacancy is the expensive part of owning a rental, and carpet is usually what determines when a unit can be photographed. Cleaning the day the keys come back rather than the day before the first showing is the difference between a turnover measured in days and one measured in weeks.
What is useful to a landlord beyond the cleaning itself is the paperwork. Aiken's moving calendar is not evenly spread, and the busy weeks are the ones where a specific date is hardest to get.
Late spring, at semester end. USC Aiken's residence halls and the private student rentals around them empty inside about a week, and every one of those tenants wants the same thing on the same days. Book ahead of the last week of the semester if you can.
Summer, for family moves. June through August is when households with school-age children move, which is the peak for three and four bedroom houses across South Aiken, Woodside Plantation, Cedar Creek and North Augusta.
Contractor rotations. Aiken County's largest employers — Savannah River Nuclear Solutions at the Savannah River Site, Bridgestone, Shaw Industries, Kimberly-Clark and Aiken Regional Medical Centers — bring in people on project terms and rotations, so relocations here do not only happen in summer. Short-notice move-outs are normal, and so is same-day scheduling.
The winter season. Aiken's equestrian season fills seasonal rentals from fall through the spring events, and those properties turn over on a schedule of their own. Turnover cleaning between seasonal tenants runs the same as any other move-out.
The cleaning itself is two to four hours for most properties. Drying is another four to eight on top, faster in an empty house because air moves freely, slower in an Aiken August with the windows shut and the power already turned off.
That gives a simple rule: clean at least 24 hours before the inspection.
