Houndslake dates from 1974 and filled in through the late seventies, eighties and nineties — traditional brick single-family houses set around 27 holes and the lake itself. It is not gated and it has never been especially formal, which is most of why people who live here like it.
For carpet, the age of the housing is the thing that matters. A lot of these homes are on their original or second-generation wall-to-wall, stretched over pad rather than glued down, and owned by people who have been there a long time. That produces a specific situation worth being straight about.
Carpet that has been down twenty years is not automatically finished, and it is not automatically salvageable either. There are three honest outcomes and it is worth knowing which one you are in before spending anything.
Maintenance. Carpet cleaned every year or two, soil sitting in the pile, no structural problems. Straightforward job at the bottom of the price range, and the result looks close to new.
Restoration. Carpet that has gone four or five years without a proper clean. Soil has bonded to the base of the yarn and it needs more pre-spray, longer dwell and often a second pass, so it sits higher in the range. It usually comes back further than people expect — and it is the last realistic chance to save the floor.
Past saving. Fiber worn through to the backing in the traffic lanes, dye loss, rippled or separated backing, or pile reversal that shifts as you walk around it. None of that is soil and no cleaning reverses it. If that is what you have, you will hear it instead of getting a quote.
The one to watch for is stretched-in carpet over old pad. A deeper soil reservoir sits under it than under glue-down, so a first proper cleaning in years often pulls out considerably more than the owner expected.
Homes backing onto Hounds Lake or the fairways carry more ambient moisture than a house in the middle of a subdivision, and Aiken summers are humid enough already.
